Water Smart Landscapes Rebate Program

The Water Smart Landscapes Rebate Program is designed to help residents and businesses in Southern Nevada replace grass lawns with water-efficient, desert-friendly landscaping. By converting grass areas to drought-resistant landscapes, the program supports water conservation efforts in the region.

Rebate Overview

Residential Rebates:

  • $3 per square foot for the first 10,000 square feet of grass removed.

  • $1.50 per square foot for additional square footage (beyond 10,000 sq. ft.).

  • Maximum residential rebate is typically up to 40,000 square feet of grass removal.

Business, HOA, and Multifamily Rebates:

  • $3 per square foot for functional turf (grass used for recreational or aesthetic purposes).

  • $2 per square foot for non-functional turf (grass not used for recreational or aesthetic purposes, such as in medians or areas that are mostly decorative).

  • For larger properties, additional rebates may be available depending on the size of the landscape and how much turf is removed.

Tree Enhancement Program

In addition to turf removal rebates, SNWA offers incentives for tree planting through the Tree Enhancement Program:

  • $100 per tree installed, up to a maximum number, to promote shade and air conditioning savings.

  • This rebate encourages homeowners and businesses to install trees, further enhancing water-efficient landscapes.

Eligibility Requirements

The program is open to both residential and commercial properties within the SNWA service area, which includes Southern Nevada. To qualify:

  • Residential: Must be the owner of the property and the grass removal must occur on their primary residential property.

  • Businesses, HOAs, and Multifamily Units: Can apply as long as the property is within the service area.

  • Minimum Grass Area: Properties must have a minimum amount of grass to be eligible for the rebate. This threshold can vary by the type of property.

Steps to Apply for a Rebate

  1. Apply Online: Begin the process by submitting an online application to the SNWA. You can schedule a Pre-Conversion Site Visit to confirm your eligibility.

  2. Pre-Conversion Site Visit: A SNWA representative will visit your property to assess the scope of the project and provide guidelines on how to proceed with removing the grass and installing desert-friendly landscaping.

  3. Complete the Conversion: After approval, proceed with removing the grass and installing water-efficient plants, trees, and irrigation systems that meet SNWA’s specifications. The replacement must feature xeriscaping, which is landscaping designed to minimize water use.

  4. Submit for Inspection: After completing your landscaping project, submit it for a Post-Conversion Inspection. A SNWA representative will review the work to ensure it meets the program’s criteria.

  5. Receive Your Rebate: Once the inspection is passed, you'll receive the rebate for your water-efficient landscape conversion.

Additional Guidelines

  • Eligible Turf Removal: Only grass (turf) that is actively irrigated is eligible for rebates. Areas with artificial turf or areas that are not irrigated do not qualify for the rebate.

  • Rebate Caps: Rebates are capped based on the total square footage of grass removed. Larger properties can qualify for larger rebates, but they may need to submit additional documentation or plans.

  • Water-Efficient Landscaping: The new landscaping must include drought-tolerant plants and efficient irrigation systems that significantly reduce water usage.
